What They Won’t Teach You in Real Estate School (and Why it Matters)
Real estate school teaches you what you need to know to pass the licensing exam.
It teaches you about contracts, agency, financing, fair housing, property ownership, and the laws you’ll need to understand as a real estate professional.
But there’s one big problem:
Passing the exam and building a successful real estate career are two very different things.
There’s a lot that happens between getting your license and actually feeling like you know what you’re doing. And the sooner you understand that, the better prepared you’ll be when your license finally comes through.
Passing the Exam Isn’t REALLY the Goal
Yes, you need to pass the real estate exam.
But passing the exam is simply the first hurdle. Your real goal is to become a working real estate agent who knows how to find clients, communicate confidently, understand the local market, and eventually close transactions.
That’s why we always recommend getting through your pre-licensing course as efficiently as possible and scheduling the exam while the material is still fresh.
Don’t spend months endlessly studying because you’re waiting until you feel completely ready. You can’t pass the exam if you don’t take it.

You Can Get Started BEFORE You Pass the Exam
One of the biggest misconceptions aspiring agents have is that they need to wait until they’re licensed before they can start preparing for their career.
You don’t.
You can start learning your local market, researching brokerages, building your sphere of influence, following local agents, understanding how transactions work, and even beginning to think about your personal brand before you ever sit for the exam.
Those small steps can give you a huge head start.

Your first day as a licensed agent shouldn’t be the first day you start thinking about your business.
Make the Most of Your First 30 Days
Your first few weeks in real estate matter.
Not because you need to have everything figured out immediately (spoiler: you won’t) but because this is when you start building the habits that will eventually produce your business.
Learn your market, attend trainings, and shadow experienced agents. Get hands-on experience by going o to open houses, practitcing conversations, and prospecting. And don't forget to TELL people you’re in real estate.
Most importantly, don’t spend your first month obsessing over logos, business cards, websites, or making everything look perfect.
Your priority should be learning how to become useful to potential clients and creating opportunities to have real estate conversations.

Choosing the Right Broker Matters (But It Doesn’t Have to Be Permanent)
One of the first major decisions you’ll make after getting licensed is choosing a brokerage. And especially as a new agent, the right environment can make a huge difference.
You need to look beyond commission splits. Ask about training, mentorship, technology, lead opportunities, office culture, transaction support, fees, and most importantly, whether someone will actually be available when you inevitably have questions.
A slightly better commission split won’t help much if you have no idea how to write your first offer.
At the same time, don’t put so much pressure on yourself that choosing a brokerage becomes another reason to delay getting started. Your first brokerage does not have to be your forever brokerage.
Choose the best environment for what you need right now. As you gain experience and your business changes, your needs may change too.
Start Before You Feel Completely Ready
The transition from aspiring agent to successful agent doesn’t happen the day you pass the test.
It happens through hundreds of small steps taken before and after you get your license.
Get the pre-licensing hours done as soon as you can. Book the exam no more than a few weeks out. Start learning your market, researching brokerages, and planning ahead before your license even arrives.
The sooner you get started, the closer you’ll be to becoming a leading agent in your market.
